BOROUGH OF GREEN TREE NOTICE OF PUBLIC HEARING PLEASE BE ADVISED that a public hearing will be held on Thursday evening, September 18, 2014 that will commence at 7:00 p.m. prevailing time at the Green Tree Municipal Center located at 10 W.Manilla Ave., Green Tree, PA 15220 for the following applicants: ZHB-05-2014 Applicants, Lance and Hannah DeWeese, owners of property located at 1131 Greentree Rd, are requesting a variance from the following section of the Borough of Green Tree Codified Ordinances to install a fence on the side of the existing house located on the property: 1. Chapter 420, Article XXI, Section 420-166(B)(1) which states that a fence may be installed in a side or rear yard only, and shall not extend beyond the rear of the structure. ZHB-06-2014 Applicant, Precision Sign & Awning, acting on behalf of the owners of the hotel located at 401 Holiday Dr., is requesting variances from the following sections of the Borough of Green Tree Codified Ordinances to place a second wall sign on the building that is larger than permitted and a free standing sign on the property closer to the property line than permitted: 1. Chapter 420, Article XXIII, Section 420-194(A)(1) which states that a business establishment may have one sign. The applicant is proposing a second wall sign and a free standing sign in addition to the permitted wall sign on the building. 2. Chapter 420, Article XXIII, Section 420-194(A)(1)(a) which states that each business establishment may have a wall sign not to exceed one square foot for each three feet of building frontage. The proposed wall sign is 185.96 feet when 72.1 square feet is permitted by Ordinance. 3. Chapter 420, Article XXIII, Section 420-194(B)(1)(c) which states that all free standing signs must be set back at least 10 feet from a street right of way. The applicant would like to place the sign 1 foot behind the right of way for Holiday Dr. Documents and materials are on file in the Green Tree Municipal Center, 10 W.
